The Devon at Weiss Farm is a multi-family residential community located in Stoneham, Massachusetts. Designed by HDS Architecture and constructed by Callahan Construction, the development required a building envelope system capable of protecting the structure from air and moisture intrusion while supporting long-term building performance. Architectural Caulking & Waterproofing completed the installation of the air barrier and sealant systems.
To meet the project’s performance requirements, Pecora XL-Perm ULTRA VP was applied to the exterior building envelope. Pecora XL-Perm ULTRA VP is a vapor-permeable fluid-applied air and water-resistive barrier. Applied continuously across the exterior wall assembly, XL-Perm ULTRA VP helps control air leakage while allowing water vapor to escape, reducing the potential for moisture accumulation within the wall system. The membrane also provides a durable, weather-resistant layer that protects the building during construction and throughout its service life.
The project also incorporated Pecora Dynatrol I-XL Hybrid and 864NST Non-Staining Silicone sealants to maintain continuity throughout the building envelope. Pecora Dynatrol I-XL Hybrid was used where a paintable, durable hybrid sealant was required to accommodate joint movement while providing long-term adhesion. Pecora 864NST, a non-staining silicone sealant, was selected for exterior joints where weather resistance and compatibility with adjacent façade materials were important. Together, these products help maintain continuous protection at transitions, penetrations, and other critical interfaces.
The project team selected Pecora based on its experienced technical support, established product performance, and proven track record on similar building envelope applications. By integrating a vapor-permeable air barrier with compatible sealant technologies, The Devon at Weiss Farm utilizes a complete building envelope system designed to protect the structure from air and moisture intrusion while supporting long-term durability.
