Project Spotlight – The Hughes Landing Project

 

Located in The Woodlands, Texas, the Hughes Landing Project is a 130,000-square-foot residential apartment development featuring the installation of a high-performance air, vapor, and water resistive barrier system. Progress was tracked from mock-up through full installation, ensuring product performance and system integrity throughout.

Chamberlin Roofing & Waterproofing of Houston, Texas, led the installation, beginning with a thorough mock-up to validate the system’s detailing and ensure consistency throughout the application process. Once wall assemblies and sheathing were in place, XL-Flash was used to seal all window and door openings and to treat joints between the sheathing boards. This step was critical in providing a seamless transition between substrates and in preventing the intrusion of air and moisture.

Following the flashing installation, XL-Perm ULTRA VP was applied across the exterior envelope of the building. Although the product allows for spray application, the team used a roller method, ensuring full coverage and compatibility with project conditions. The XL system, comprised of XL-Flash and XL-Perm ULTRA VP, is designed to work together as a continuous barrier that controls the movement of air and water vapor through the wall assembly.

XL-Flash is a fast-drying, elastomeric flashing and detailing compound used to seal rough openings, sheathing joints, and transitions, forming a seamless and flexible bond to a variety of substrates. Together, these products create a durable and energy-efficient envelope that supports long-term building performance.

This project highlights the effective coordination between product systems and applicators, emphasizing the importance of a cohesive building envelope in multi-family residential construction. Chamberlin’s attention to detail and adherence to installation best practices contributed to the successful application of the XL system on the Hughes Landing Project.
