Pre-Construction Best Practices for Wall Coating Systems

 

The long-term performance of a wall coating system is largely determined during the pre-construction phase. Careful planning and evaluation, well before application begins, are essential to achieving proper adhesion, durability, and consistent façade performance. Assessing substrate conditions, specifying appropriate primers, addressing cracks and joint movement, confirming environmental limitations, and coordinating with adjacent building envelope components all contribute to a successful outcome. When wall coatings are approached as an integrated element of the overall envelope strategy, rather than as a standalone finish, project teams are better positioned to manage risk, ensure specification compliance, and support long-term asset protection.

Success begins with understanding the substrate. Acrylic and elastomeric systems such as Pecora WeatherClad® and WeatherClad® WT are designed for use over exterior concrete, precast panels, concrete block, stucco, EIFS, fiber cement siding, wood, and previously painted surfaces. During pre-construction, teams should evaluate surface condition, porosity, existing coatings, and the presence of moisture migration or hydrostatic pressure, all conditions that can compromise adhesion and long-term performance if not addressed prior to application.

Primer selection should be determined early, based on substrate type and existing coatings. For unpainted masonry or surfaces with non-silicone coatings, P-165 acrylic primer is recommended to prepare above-grade concrete and masonry for WeatherClad systems. Where restoration work involves existing silicone-based coatings, SilcoPrime functions as an interlaminary primer to promote adhesion between silicone surfaces and new architectural wall coatings. SilcoPrime is applied at 3–5 wet mils with a coverage rate of 300–500 sq ft per gallon, parameters that should be incorporated into project planning and material takeoffs. Early adhesion testing and mock-ups help confirm compatibility before full-scale deployment.

Crack and joint treatment is another key pre-construction consideration. Elastomeric coatings such as WeatherClad® are formulated to bridge hairline cracks up to 1/16 inch in width and provide flexibility to accommodate thermal movement. However, larger cracks must be properly sealed prior to coating application. Identifying active versus dormant cracks, determining joint movement expectations, and coordinating sealant installation before coating work begins reduces the risk of reflective cracking and premature system failure.

Application parameters should be clearly defined in pre-construction meetings and reinforced through field quality control. WeatherClad® WT, for example, should not be applied at temperatures at or below 40°F or when rain is expected within 24 hours. Establishing acceptable substrate moisture levels, confirming weather windows, and maintaining specified film thicknesses are essential to achieving uniform performance and appearance across the façade.

Finally, wall coating systems must be coordinated with adjacent trades and envelope components. Sealants, façade transitions, waterproofing membranes, and penetrations all interface with the coating layer and should be reviewed for compatibility and sequencing. Pre-construction best practices include adhesion testing, documented mock-ups, and approval checklists before broad rollout. When coatings are treated as part of an integrated building envelope strategy, rather than an isolated finish trade, projects are better positioned to control risk, maintain performance expectations, and protect long-term asset value.
